PRESIDENT'S LETTER

Aloha Kanaloa Owners,
I hope all of your Summer holidays have been restful. It has been anything but restful at Kanaloa. The management team has been busy, to say the least! The asphalt paving project started right after Labor Day and is working its way from the back of the property (near building 15) toward the entrance gate. From the pictures that I have seen, it is looking really great! I know this project can be a big inconvenience, but the result will really add to the appearance and function of the property. This project is the first time in over 40 years that the roadways and parking areas have been resurfaced.
I would really like to give a ‘shoutout’ to Board member Wendy Benson, who is almost single handedly negotiating with the water treatment plant management for a bit of recoupment of costs related to the use of our road by their heavy trucks. The plant has an easement, and it turns out they are supposed to help maintain and repair the road. This will be the first time they will make any contribution for their use of the road. We are currently in negotiations, so I am not able to give any specifics of any potential agreement, but suffice it to say that we are hoping for monies to help the current project as well as maintenance in the future years.
Hopefully, all owners are aware of the paving schedule. Jim has been great about sending updates and photos of the progress and giving the owners in the next phase ample warning and instructions about parking.
The other project that has completed is the initial termite tenting that was scheduled for buildings 4 and 8 and some common area buildings in August. This was a test case for next year’s project to do all other buildings at Kanaloa. The tenting and fumigation went on without any major hiccups. The project will begin at the end of April and complete before the end of May. Make sure that you have taken care of the 2 special assessment payments for this planned project.
Our next Board of Directors meeting is scheduled for Friday, October 25. We hope that many owners will be in attendance. I look forward to seeing old friends and new faces. Please come up and introduce yourself if you haven’t already. I look forward to seeing everyone in October.

Aloha!
It has been very busy at Kanaloa since our last Board meeting in July. We have finished our first test of termite tenting our buildings in preparation for next year’s property-wide termite tenting in April and May. It is very important that everyone marks their calendars to indicate when their units need to be vacant and prepped for the tenting. I can tell you from my experience with the tenting of the Admin building that the tenting works in killing the dry wood termites. I haven’t seen a single dropping since it was done. Key takeaways for this trial run: Please prep bagged food and consumable items early. Icemakers need to be turned off and the ice disposed of before tenting. Any food/consumable items that are not bagged properly will be disposed of for your safety. We need access to your unit to check that is set up properly, to install fans, and to ensure that the unit is vacant, so please provide me with a key or access code if you haven’t done so already. Units cannot be reoccupied until cleared by the technician. Please be aware that units may not be cleared until around 5:00 p.m on the day the tent is removed. Asphalt: As of September 20, 2024, Sections 1 and 2 of the paving were completed. These were the largest sections with the most difficult configurations of parking stalls and curved curb areas. The remaining sections will be comparatively easier. We will be able to stay on schedule for putting parking stalls out of service. Any free time that can be gained by getting ahead of schedule will go toward working on the main road that runs through the center of the property. We have already removed one lane of the asphalt on the main road from Building 12 to the turn in the road between the tennis courts and Building 25. The road is drivable on either the old asphalt side or the dirt side. We will remove the other half of the main entry road when we get ahead of schedule again. The main entry road will be paved one lane at a time to allow for the freshly laid asphalt time to cure. When the asphalt is being laid on the main road, cars will not be allowed to pass through this area while the equipment is in action. I will be sending out notices when the main road will be out of service so occupants can plan ahead and move their cars accordingly. Paving a section of the main road will last one day from 8:00 a.m. to 4:00 p.m. until the entire main road is done, which may take four separate days of paving. Tennis/Pickleball: If you are an active tennis or pickleball player, I need your input. Looking into next year’s Reserve Study budget, the tennis courts are scheduled for resurfacing. The courts are in fairly good condition and may be lower priority when we look at all of the projects that need to be done next year, so the timing of the resurfacing could change during the budgeting process. When it does happen, how would you like the court configuration to look? One side with up to four pickleball courts and one side with just tennis? Tennis and pickleball courts on both sides so we maintain two tennis courts and the pickleball courts could number two to eight total courts depending on how we line the courts?
